Units: There will be a total of 228 luxury waterfront apartments of varying sizes, comprising of 1, 2 and 3 bedrooms units.
Timescale: Phase III has just started construction and is due for completion in 2010.
Tax Concessions: All buyers will have a 10 year tax holiday from paying any tax on income from the property. The first 100 boats purchased are also duty free, giving a saving of up to 50%.
Payment Plan: When purchasing properties forming part of a new development, the developing company would put in place an escrow account for owners to make their deposits into, so that the money is totally safe. The development stage payments for purchasing at The Landings will be as follows:
There is a US$5,000 reservation fee
30% minus the reservation fee due within 30 days after signature on the purchase agreement
25% on the laying of the foundation
25% on the completion of the roof
15% on practical completion
5% on handover.
Closing Costs: Will be:
1. Alien's Landholding Licence registration fee of US$1,850.
2. Stamp duty of 2% of the purchase cost of the land and building (not the furniture and fittings).
3. Conveyance fees of between US$6 - 8,000.
